• Liaising with Local Authorities and adjoining property owners in respect of planning matters (Including planning appeals)

Maintenance Services
• Appointment of qualified contractors when needed for Electrical / Lighting / Plumbing / General repairs in common areas.
• Appointment of grounds maintenance personnel and cleaning contractors for common areas
• Dealing with breaches of House Rules by residents e.g. noise disturbances, refuse issues, car-parking regulations etc.
• Provision of a full 24-hour call out service for Common Area Maintenance emergencies such as emergency structural, electrical, and plumping repairs.
• Health & Safety Statements, Annual Health & Safety Certificates and emergency procedures
• Project Manage major renewals, refurbishment and new works within the development
• Assisting Neighbourhood Watch, resident Associations and Community Projects (e.g. distribution of circulars, newsletters etc).
Legal Services
• Ensuring Block Insurance Policies are in place and the handling of all relevant insurance matters including claims.
• Responding to pre-contract enquiries and requisitions on Management Company raised by solicitors in re-sales.
• Advising the Board of Directors / Committee generally in relation to the provisions of the Lease Agreements and Management Covenantvs.
• Appointment of legal representation to the Management Company
• Legal and Archive Document Storage
This list is not exhaustive and all our developments have a bespoke property management plan and this is outlined in the formal management contract which is renewed on a regular basis with the Directors at the AGM.
